Controls Technician

We seek a Controls Technician on our Facilities team to support the operation of multiple building automation systems through programming, maintenance, troubleshooting, modification, and repair. This role requires a strong understanding of HVAC controls theory, building automation system networking and architecture, and energy management strategies, as well as collaboration with contractors and vendors to maintain peak system performance.

General responsibilities including but not limited to: 

• Respond to temperature, humidity, pressure, indoor air quality, and airflow issues by assessing site conditions and troubleshooting building systems. Use laptop software, meters, and sensors to evaluate performance.
• Read and interpret control logic and diagrams, wiring schematics, manufacturer data, and written instructions.
• Perform preventive and corrective maintenance on control systems to maintain correct temperatures, humidity, pressure, and volume of building systems.
• Inspect, test, clean, adjust, and calibrate all types of environmental sensors and controls. Adjust, repair, and rebuild valves, dampers, linkages, and their associated actuators.
• Renovate and upgrade building automation and control systems to accommodate new technology and improve energy conservation. Examine existing systems and recommend improvements. Plan and coordinate activities to minimize disruptions during system shutdowns.
• Assist in the design and implementation of various building automation hardware and computer software systems.
• Maintain accurate records of tests, inspections, repairs, and replacements.
• Coordinate work with building occupants and other trades.
• Perform database verification and backups on digital control panels.
• Provide demolition, modification, and installation services for renovation projects as requested.
• Install, modify, diagnose, test, repair, calibrate, and operate a variety of mechanical, electrical, and electronic equipment related to campus systems for optimum energy efficiency. 
• Provide after-hours on-call support as part of established departmental on-call rotations.

• Minimum of 5 years of experience in a position directly involved in the operation and maintenance of one or more building automation systems installed or upgraded within the past 10 years
• Working knowledge of equipment, including fans, pumps, zone controls (electric and electronic), hydronics, air compressors, cooling towers, boilers, and chillers
• Working knowledge of systems controlling the operation of HVAC, lighting, solar, power, door, and life safety systems
• Demonstrated understanding of electrical theory and ability to troubleshoot, repair, or coordinate repairs of electrical control wiring for temperature controls, solenoids, valves, dampers, compressors, circuit boards, as well as exhaust fans, lighting, and door systems
• Demonstrated ability to read blueprints and schematics, prepare diagrams of system additions, and record any new work on drawings
• Demonstrated ability to read and debug computer programs for building automation systems (such as energy consumption reports and utility distribution reports)
• Demonstrated ability to communicate through email, by phone, virtually, and in-person
• Skilled in the use of small hand tools, power tools, and electrical measuring equipment
• Ability to lift and move objects weighing up to 50 pounds
• Demonstrated ability to work from heights
• Valid driver’s license

• 7 years of experience in a position directly involved in the operation and maintenance of one or more building automation systems installed or upgraded within the past 10 years
• 5 years of commercial experience installing building automation controls and/or life safety systems
• 5 years of experience writing computer programs, updating system graphics in the building automation system to alter operations for maximum safety, efficiency, and comfort
• Aerial Work Platform and Forklift certifications
