Description

The HVAC Maintenance Technician a 12-month general staff position that  is responsible for the inspection, diagnosis, maintenance, and repair of campus heating, ventilation, and air conditioning systems to ensure safe, efficient, and reliable operation. This position performs preventative and corrective maintenance on boilers, air-cooled and water-cooled chillers, and associated mechanical, electrical, and refrigeration components. The HVAC Maintenance Technician works collaboratively with the lead HVAC technician and maintenance staff, utilizes building automation systems, and maintains organized work areas and service vehicles. This role requires strong diagnostic skills, attention to detail, and a commitment to safety while working in a variety of indoor and outdoor conditions. 

 

QUALIFICATIONS: 

  • Must have a valid driver’s license
  • Class II or Universal Refrigerant Reclaim License required
  • Experience in preventative maintenance of boilers and chillers
  • Training and experience with air cooled and water cooled chillers (2 to 100 tons) a plus
  • Training and experience using building automation control software a plus
  • Must have diagnostic skills utilizing knowledge of mechanical, electrical and refrigeration theory 

DUTIES AND RESPONSIBILITIES: 

  1. Diagnose, troubleshoot, and repair equipment.  Service HVAC units, repair leaks, and address other deficiencies as assigned by work orders.
  2. Perform scheduled maintenance inspections, adjustments, filter changes, motor greasing, coil cleaning belt adjustments, clean and calibrate various systems to assure proper system operation
  3. Perform routine maintenance work including filter changes and coil cleaning.
  4. Repair wiring and electronic components associated with automated building management systems.
  5. Replace expansion valves, compressors, motors, coil units and other components
  6. Diagnose equipment, obtain and install repair parts.
  7. Respond to work orders as directed to mitigate malfunctioning HVAC systems.  Diagnose equipment, obtain and install repair parts.  Assist with installation of new systems or components.
  8. Perform routine maintenance work including filter changes, motor greasing, coil cleaning belt adjustments and any other duties as assigned.
  9. Assist lead HVAC technician with all required duties.
  10. Keep shop and employee trucks stocked and orderly.
  11. Respond to after hour calls when required.
  12. Attend daily crew and safety meetings. 
  13. Adhere to all health and safety precautions.
  14. Maintain a professional work environment, abiding by NWCC rules and policies.
  15. Any and all other duties in the areas of the physical plant construction, maintenance, grounds, etc. as assigned by the Assistant Director, and/ or Director of the College Construction and Maintenance.

 

REQUIRED, KNOWLEDGE, SKILLS, AND ABILITIES:

  • Must be able to read, interpret, and follow construction drawings and follow verbal instructions related to construction 
  • Problem-solving skills, organization skills, the ability to multi-task and prioritize daily emergencies, plan long term project timelines, and communicate decisions clearly and effectively in a timely manner. 
  • Must have and maintain the physical ability, positive attitude and skills to be self-directed in the process of completing minor work orders.
  • Experience in preventative maintenance of boilers and chillers
  • Perform work with air cooled and water cooled chillers (2 to 100 tons) and using building automation control software. 
  • Must have diagnostic skills utilizing knowledge of mechanical, electrical and refrigeration theory.
  • Attention to detail and commitment to quality work.
  • Strong interpersonal skills to interact tactfully and courteously around students, faculty, staff, and the public.
  • Ability to collaborate with others and work effectively as part of a team.

 

PHYSICAL DEAMANDS AND WORK CONDITIONS:

  • Must be able to lift 75 pounds, continuous walking, climb and work from ladder/ lift.  
  • Overhead work is required.  
  • Ability to continuously walk, climb stairs, stand, bend, and squat.  
  • Must be able to work in all outdoor seasonal conditions
  • Must be able to respond to after hour calls.
