DescriptionA 12-Month General Maintenance / HVAC Technician at Northwest Mississippi Community College is responsible for maintaining, repairing, and troubleshooting campus facilities with a focus on heating, ventilation, and air conditioning systems. The general maintenance / HVAC Technician performs routine and preventive maintenance on HVAC systems and campus equipment; diagnoses and repairs mechanical, electrical, and plumbing issues; ensures safe and efficient operation of building systems; responds to service requests; and supports overall facility upkeep year-round.
QUALIFICATIONS:
- Must have and maintain a valid driver’s license
- Class II or Universal Refrigerant Reclaim License required
- Must have diagnostic skills utilizing knowledge of mechanical, electrical and refrigeration theory
- Experience in commercial electrical work is preferred.
- Experience with hand and power tools that are involved with construction.
HVAC AND PLUMBING RESPONSIBILITIES AND DUTIES:
- Diagnose, troubleshoot, and repair HVAC and plumbing equipment; service units, repair leaks, and resolve deficiencies as assigned through work orders.
- Perform scheduled preventive maintenance, including system inspections, adjustments, filter replacements, motor lubrication, coil cleaning, and belt adjustments to ensure optimal operation.
- Conduct routine maintenance tasks such as filter changes and coil cleaning to maintain system efficiency.
- Repair and maintain wiring and electronic components associated with automated building management systems.
- Replace major HVAC components, including expansion valves, compressors, motors, and coil units.
- Identify equipment issues, source necessary parts, and complete installation of repairs.
- Serve as first responder to plumbing emergencies and maintenance requests.
- Perform routine and preventive maintenance on plumbing systems and equipment.
- Assist the lead plumber with onsite third-party inspections of sprinkler systems.
- Assist the lead HVAC technician with onsite third-party inspections of boiler systems.
ELECTRICAL RESPONSIBILITIES AND DUTIES:
- Respond to all electrical service requests in a timely and efficient manner.
- Perform routine electrical maintenance, including inspecting, troubleshooting, repairing, and replacing circuits, light fixtures, lamps/ballasts, receptacles, occupancy sensors, switches, and motors.
- Assist the lead electrician with complex electrical repairs and renovation projects.
- Support the lead electrician during onsite third-party inspections of fire alarm and elevator systems.
- Learn and adhere to established procedures for responding to fire alarms and power outages.
- Follow proper procedures for addressing elevator-related work orders and service requests.
MAINTENANCE RESPONSIBILITIES AND DUTIES:
- Respond to work orders for general building maintenance in a timely and efficient manner.
- Perform moving and event support duties involving heavy lifting and large-scale projects, including relocation of furniture, equipment, and appliances.
- Assist with identifying maintenance issues and performing repairs, including but not limited to:
- Roof and wall repairs
- Repairing or replacing doors, frames, and hardware
- Patching and repairing sheetrock
- Installing acoustic ceiling grids and tiles
- Installing flooring materials such as carpet tile, VCT, ceramic tile, and rubber base
GENERAL RESPONSIBILITIES AND DUTIES:
- Maintain warehouse, shop areas, and service vehicles in a clean, stocked, and organized condition.
- Prepare purchase orders and submit requests for supplies and equipment.
- Document maintenance activities and maintain accurate records of work performed.
- Maintain a professional work environment in accordance with college rules and policies.
- Participate in crew meetings, crew leader meetings, and required safety meetings.
- Respond to after-hours, weekend, and emergency call-in work as needed.
- Respond to inclement weather events, including times when the campus may be closed.
- Coordinate and communicate workload schedules; order and pick up materials to ensure workflow efficiency; assist in planning long-term work schedules based on departmental priorities.
- Adhere to all health and safety regulations and precautions.
- Perform other duties related to physical plant operations, including construction, maintenance, and grounds, as assigned by the Assistant Director and/or Director of College Construction and Maintenance.
REQUIRED, KNOWLEDGE, SKILLS, AND ABILITIES:
- Must be able to read, interpret, and follow construction drawings and follow verbal instructions related to construction
- General computer proficiency in word, excel, electronic work order preferred
- Problem-solving skills, organization skills, the ability to multi-task and prioritize daily emergencies, plan long term project timelines, and communicate decisions clearly and effectively in a timely manner.
- Must have and maintain the physical ability, positive attitude and skills to be self-directed in the process of completing minor work orders
- Must be able to lift 75 pounds, continuous walking, climb and work from ladder/ lift. Overhead work is required. Certified lift operator a plus.
- Ability to continuously walk, climb stairs, stand, bend, and squat. Must be able to work in all outdoor seasonal conditions
- Must be able to respond to after hour calls
PHYSICAL DEAMANDS AND WORK CONDITIONS:
